How You’ll Contribute
As an Esoteric Asset Risk Specialist, you will be in a high-impact role positioned at the crossroads of legal, financial, and operational decision-making. Working closely with the Esoteric Assets Team, Country Leaders, and the broader Underwriting function, you will ensure consistent governance, strong risk assessment, and high-quality underwriting for non-traditional investment opportunities.
These assets fall outside TIP’s typical tower portfolio and may include alternative energy infrastructure, data storage, telecom switches, and data centres. You will help ensure investment readiness and support TIP’s global underwriting standards as the company expands into new markets and asset classes.
Review and analyse investment documentation (leases, proof of rents, site reports, title documents, and technical information).
Identify risks, discrepancies, or information gaps and ensure all documentation is complete and accurate before transactions proceed.
Support the development and review of financial models at site and portfolio level.
Provide financial and commercial insights to guide investment decisions.
Prepare internal reports, briefing documents, and materials for senior leadership or Investment Committee review.
Collaborate cross-functionally with legal, finance, investment, and regional teams to maintain strong governance and due diligence standards.
Monitor deal pipeline progress, flagging delays, risks, or documentation issues proactively.
Maintain clear and organised internal records, supporting audit-ready governance and smooth asset handovers.
Contribute to global knowledge sharing, helping refine TIP’s underwriting framework as new asset classes are introduced.
Support ongoing process improvement, workflow optimisation, and tools that drive underwriting efficiency.
About You
This role is suited to someone who thrives on detail, values accountability, and is comfortable operating in a collaborative, time-sensitive environment. You’ll need the confidence to ask thoughtful questions, raise concerns constructively, and build strong relationships across diverse teams.
You’ll need:
Experience in underwriting, risk analysis, investment support, commercial finance, or paralegal/transaction work.
Strong data analysis and financial modelling skills (Excel or similar).
Excellent verbal and written communication skills.
High attention to detail, with a methodical and organised approach to work.
Strong stakeholder management and ability to work across time zones and cultures.
Professional proficiency in both Italian and English.
A proactive mindset, with the ability to work independently and manage upward where required.
Understanding of legal due-diligence processes and risk-mitigation strategies.
Preferred (but not essential)
Experience in infrastructure, energy, telecom, data centres, or other real-asset sectors.
Exposure to international or cross-cultural working environments.
Additional languages (Spanish, French, etc.) are an advantage.
